What is a CMA:

A Comparative/Competitive Market Analysis is an informal assessment of a property's market value, usually done to establish a reasonable listing price when a property is placed for sale. Features of your house, such as year built, square feet, number of bedrooms and bathrooms, garage size, lot size, etc. are compared with houses currently on the market, recently sold or those that failed to sell. The analysis is done by a real estate salesperson who has easy access to area sales records. The price is established by comparing the property to similar properties that have sold in the area within the past year.
